Anshul Singhal
As the Managing Director of Welspun One, Anshul leads a mission-driven team, redefining India's warehousing and logistics landscape. Over the past two decades, he has scaled businesses, identified opportunities, shaped new markets, and contributed to developing over 40 million sq. ft. of warehousing space across India.
At Welspun One, we develop and manage large-format, Grade A industrial and warehousing facilities that set new benchmarks for efficiency, compliance, and sustainability. Our integrated approach spans the entire lifecycle - from raising capital and land acquisition to design, development, leasing, and management. To date, we have raised USD 325 million (INR 2,775 crore) from more than 1,000 unique investors across two Category II AIFs, building a ~22 million sq. ft. portfolio with closing an AUM of $~1 billion. Some of our most ambitious projects include:
- Delivered India’s largest sortation center for Delhivery at Bhiwandi
- Building India’s tallest mixed-use urban distribution center at Thane in partnership with World Trade Centre (WTC)
- Building India’s largest single-location port-based warehouse at JNPA
Before Welspun One, he spearheaded Horizon Industrial Parks (formerly Embassy Industrial Parks), where they built a ~17 million sq. ft. portfolio across 8 cities that culminated in the sector’s largest-ever exit with Blackstone’s acquisition. His leadership journey began at JSW Steel, where he played a key role in establishing a joint venture with Severfield Rowen Plc, UK’s leading structural steel company.
Beyond business, he is deeply invested in shaping the future of logistics and real estate in India. He serve as the Chairman of the ASSOCHAM National Council for Logistics & Warehousing and leads CII’s Warehousing National Network. He is also a member of YPO.

Saurabh Gupta
Saurabh Gupta provides strategic leadership for fund management, shaping the long-term vision and growth trajectory of the platform. He oversees fund strategy, product development, regulatory compliance, and investor engagement, ensuring alignment with the organization’s broader objectives. He is responsible for optimizing portfolio performance, driving value creation through asset-level exit strategies, and identifying inorganic growth opportunities such as mergers, acquisitions, and joint ventures. Saurabh works closely with cross-functional teams to translate strategic initiatives into actionable outcomes and sustainable results. In addition, he mentors product and portfolio teams, guides the development of innovative investment solutions, and monitors fund performance against key targets. His impact is measured through portfolio returns, adherence to exit timelines, AUM growth, and successful execution of strategic growth initiatives, reflecting his contribution to both operational excellence and long-term value creation.
Saurabh Gupta is an experienced investment professional with nearly 18 years across private equity, real estate, investment banking, and corporate finance. He was previously EVP and Fund Manager – Real Assets at IIFL Asset Management, where over the last 15 years he has played a central role in building and managing IIFL’s real estate platform—researching, structuring, launching, and raising nine funds. His responsibilities span investments, asset management, fund operations, investor relations, and product development, having led 20+ transactions and managing over 1,200 investors. Prior to IIFL, Saurabh was also associated with companies like Adventity Global Services, PricewaterhouseCoopers, Royal Dutch Shell and He began his career at ICICI Bank, where he spent three years managing credit and retail assets. His expertise lies in corporate finance, investments, fund structuring, and stakeholder management, backed by an MBA in Strategy from London Business School.
Saurabh has done his Masters of Business Administration from London Business School, University of London.

Sonia Sharma
Sonia Sharma will step into the role of Chief Human Resources Officer (CHRO) at Welspun One. In this capacity, she will be responsible for shaping and executing our people strategy, building a strong leadership pipeline, and fostering a culture that supports high performance, collaboration, and innovation. She will oversee all aspects of talent management, capability building, employee experience, and HR governance, ensuring our policies, processes, and practices are fully aligned with the organisation’s long-term business vision.
In addition to her responsibilities at Welspun One, Sonia will continue to lead Organisation Effectiveness and HR Transformation for the Welspun Group, driving enterprise-wide initiatives that strengthen systems, structures, and culture to support sustainable growth.

Divya Bedi Verma
Divya brings to our team extensive experience spanning 24 years encompassing various areas, including Finance operations, FP&A, ERM, ERP system implementation, IPO, QIP, and change management. She has had the privilege of working in multicultural environments across manufacturing, publishing, and the infrastructure industry.
Before joining our team, she held key positions such as President Finance at M3M India and CFO at IndiGrid, India's first power transmission InvIT, sponsored by Sterlite and KKR. She has also contributed her skills and knowledge to organizations such as Sterlite Power, ATS Infrastructure, Elsevier, and Imaje India.
Divya completed her Bachelors of Commerce from Delhi University and is a qualified Chartered Accountant.

Neeraj Balani
Chief Customer Officer
Neeraj is the Chief Customer Officer responsible for leading customer engagement and leasing strategies across the portfolio. His mandate will see him architect transformative leasing models, strengthen demand-side underwriting, develop advanced market intelligence frameworks, and deepen partnerships with leading brokers and enterprise clients. He will also work cross-functionally with development, legal, and asset management teams to drive organizational excellence and portfolio performance.
Neeraj brings over 25 years of diverse leadership experience spanning consulting, technology, logistics, and healthcare in India and the USA. He is recognized for his ability to build world-class teams, drive innovation at scale, and deliver exceptional customer experiences alongside strong financial outcomes.
Prior to Welspun One, Neeraj served as the Managing Director for International SOS – Indian Subcontinent, where he achieved the company’s first-ever profitability in FY 2019–20, grew revenues 5x, and built high-performing teams across multiple verticals. Earlier, at Mahindra Logistics, he played a pivotal role in doubling the revenue of the supply chain division within three years, led digital transformation initiatives, and was part of the leadership team that successfully took the company public in 2017.
Neeraj holds a Bachelor of Engineering (Chemical) from the University of Mumbai and an MBA from the Terry College of Business, University of Georgia.

Dinesh Dubey
Dinesh joins our team with a distinguished 27-year career in the real estate sector, demonstrating a proven track record in high-rise and luxury residential/mixed-use developments, strategic project planning, and township development.
He holds a Bachelor of Engineering degree from Andhra Pradesh University.
At Welspun One, Dinesh will lead the strategic development of mixed-use urban logistics solutions, ensuring alignment with the dynamic needs of our customers and the logistics industry.

Kiran Prince
Kiran brings on board a rich and varied legal experience of 15 years spanning corporate and commercial transactions, investments, regulatory matters and disputes.
Prior to joining Welspun One, he was helming the legal functions at KKR India Asset Finance Limited as Head Legal. At KKR he was responsible for all legal matters pertaining to the NBFC and its AIF platform including investments, regulatory matters, governance structures and stakeholder management.
He has also worked with TT&A, Altico Capital, Credit Suisse and ICICI Bank.
Kiran has completed his B.A. LL.B. from Hidayatullah National Law University, Raipur.

Sagar Puranik
National Head – Leasing (Gateway)
Sagar Puranik is responsible for spearheading the company’s growth strategy in the logistics, industrial, and SEZ sectors by driving business development, project feasibility, and leasing functions. His role will involve identifying and pursuing new business opportunities, conducting financial and technical assessments, structuring project funding, and ensuring compliance with all regulatory and statutory requirements. Sagar will lead leasing activities, from prospecting and negotiations to finalizing contracts, while maintaining strong client relationships to maximize occupancy and retention. Additionally, his role demands close collaboration with government authorities, financial institutions, and other stakeholders to facilitate smooth project execution and timely approvals. By developing effective sales and marketing strategies, negotiating sustainable commercial models, and optimizing revenue streams, Sagar will play a pivotal role in expanding the company’s footprint, strengthening client partnerships, and delivering profitable, long-term growth in the ports and SEZ sector.
Sagar is a seasoned professional with about 20 years of experience in ports, supply chain, infrastructure, and special economic zones. He was previously with DP World, where he lead business development for industrial/logistics parks and free trade zones, securing and managing over millions in FTWZ projects and onboarding a lot of customers. He has been instrumental in winning strategic assets, handling government liaison, negotiating contracts, and achieving multimillion-dollar savings. Previously, at Arshiya Limited, he drove business development and marketing for FTWZs, introducing new business models, leading a sales team, and securing top-tier clients that filled warehouses beyond 100% capacity. His career highlights include setting up free trade zones in India, raising project finance, and driving large-scale logistics and infrastructure projects from conception to execution.
Sagar has done his Masters of Management Studies (Finance) from Welingkar Institute of Management and is a Cost Accountant from the Institute of Cost and Works Accountants.
